180,000 Square
Feet of Vertical Retail with 1080 parking spaces. |
|
|
Completed in August 2009, Fifth and Alton, a 180,000 sq. ft., three level vertical retail shopping center and a six story, 1,080 space parking garage covers an entire city block at the entrance to the Art Deco District of Miami Beach, and incorporates a historic 1920’s pharmacy building into the edgy architecture. The Center was awarded the Urban Land Institute's Vision Award for 2010 Project of the Year because of its visionary and creative design which maximized the buildable area, the project’s execution and implementation, its immense positive impact within the community, and because of the inordinate number of potentially insurmountable obstacles which had to be overcome over an eight-year period to become a spectacular reality in an impossible economy. The project is 96% leased. Jeff Berkowitz of Berkowitz Development accepted the award on behalf of the project.
Jeff Berkowitz, president of Berkowitz Development Group, developed the project as a joint venture with Alan and Robert Potamkin. Robin Bosco Architects & Planners designed the structure.

In addition to Miami Beach's year-round population
of 88,000, the population swells to approximately 110,000
during certain times of the year. The seasonal residents either
rent or own housing units in Miami Beach, but are not accounted
for in any official statistics or census. The income levels
of these residents are estimated to be between $75,000-$250,000.

Along with millions of regional visitors, the Seven Million
Tourists that visit South Beach and the Art Deco Historic
District make this area the number one destination
in South Florida and the second most popular in the State of Florida,
following Disney. In 2003, 4,500,000 tourists
stayed on Miami Beach and spent an estimated $7 Billion
Dollars . 73% were visitors from within the United States
and 27% from destinations scattered throughout the world. An estimated
$1.04 Billion Dollars is spent annually on gifts
and personal shopping by these visitors alone. There are very
few real shopping opportunities currently available on
Miami Beach. Consider these statistics:
-
The mean age of these visitors is 42.6
-
The mean income is $86,100
- Each spends $97.15 on gifts and personal shopping during the visit
